OUR PROCESS

#1 BRIEF

A clear brief is essential to the success of your project. It sets out key requirements, outlines your vision and communicates your aims and end goal.

We work alongside you and/or your architect (or can help you appoint one) to ensure that your project is designed to your brief and budget.

Being open about your budget allows us provide value engineered quotes to help identify where money can be saved. We provide advice on design elements to ensure that the maximum value on your project is returned.

We understand that most clients want to keep their budgets close to their chest. To ensure your full confidence, we provide a comprehensive breakdown of costs at the preliminary stages of design in order to inform you of where the finances are being spent.

#2 ASSEMBLE

Once Bondmor have been appointed we will work to finalise the costings and provide a detailed construction phase plan which will include; A full description of works and contract programme, All relevant contact details of the workforce, The site rules, access and security, Our insurance details, Any effect of works to yourself, Our health and safety plan, & A detailed cost breakdown.

We will work with you to determine the most appropriate payment schedule for the project.

If required, in order to fix our costings we may undertake preliminary works (for example, structural surveys). A quotation will be provided and a fixed cost agreed for all preliminary works necessary.

Once the phase plan and final costings are approved, we will provide you with a contract of works to be signed by all relevant parties.

#3 DEVELOPMENT

We will be responsible for the timely completion of the works consistent with the contract programme detailed within your phase plan.

We will continue to work with yourself and/or your architect or designer to ensure that all works are undertaken correctly.

We work with independent building inspectors to certify all works for your project.

We understand that your ideas and goals can change throughout the development process. We can work with you to help implement any changes or additional works as your ideas grow.

Any variation or modifications to the original phase plan and contract will be agreed in writing by all relevant parties, detailing the price and necessary specifications.

#4 HANDOVER

We understand that this is the most crucial part of any project.

We work with yourself to ensure that all details within the contract have been met. We will provide you with sign off sheets to ensure that you are happy that the work has been completed and that the level of work is to our highest standards.

We will provide you with your personalised handover pack which contains all the relevant information from your project, from user manuals to product guarantees.

We also provide you with all necessary certification from building control and relevant health and safety bodies.

PORTFOLIO

This project was a result of the work done on both the Addingham and Stray Towers projects. The client was downsizing to this property and required a full internal renovation along with major groundworks in the front and rear garden. After viewing previous projects the client contracted BONDMOR to undertake the project management of the works. BONDMOR worked alongside and managed such partners as roomroom Interiors, Francis Hainsworth Landscaping and iPlumb Yorkshire.

BONDMOR was approached by the client to completely renovate a one bed apartment in the centre of Harrogate. This apartment was located on the top floor of Stray Towers with stunning views across the city and Stray.

This beautiful building was acquired by the client for its potential. The client had full planning permission to turn this property from shop to residential dwelling. BONDMOR was referred to the client through personal contacts after their initial contractors failed to communicate and produce acceptable quotes.
