Project Description


BONDMOR was approached by the client to completely renovate a one bed apartment in the centre of Harrogate. This apartment was located on the top floor of Stray Towers with stunning views across the city and Stray.

The brief was to convert the existing dormer window into a balcony to take full advantage of the stunning vistas, convert the kitchen into a second single bedroom, remove a supporting wall to install a kitchen into the living space, create integral storage solutions in the eaves and fully renovate all aspects of the property. This brief came with multiple challenges as the residents of the building could not be disrupted by the ongoing work for any length of time.

Before work could begin BONDMOR obtained the necessary planning permission for the external works on the balcony and liaised with the building management company to arrange a schedule of works. This notice of works was put forward to the building’s residents to inform them of any inconvenience and noises and also outlined that BONDMOR would adhere to a strict cleanliness policy along with reduced work hours. Structural Engineering plans were obtained for the partial removal of a supporting wall and building control were informed of the schedule of works.

Every morning before work began all communal areas, along with stairways and lifts, were padded and lined with protective sheeting. This was then cleaned down and removed daily to ensure residents were not inconvenienced in the evening.

Due to the small stair cases and lift-shafts an innovative solution to waste management was devised by the team that utilised wheelie bins that would fit one by one in the lift and then removed and emptied in the a skip in the carpark below. Unfortunately this also meant that building materials that needed to go up to the apartment had to be smaller and therefore reenforced on site. All of these complications added to the timescales and budget of the project.

BONDMOR took on all issues and worked in conjunction will all parties to achieve a fantastic result. BONDMOR is proud of what was achieved with such restrictions along with many referrals taken from this project. The Stray Towers Management Company has approached BONDMOR to undertake further works in the building because of the impressive work.
